We offer fixed fee conveyancing and will be happy to provide a quote on request.
Our quotes include all costs involved with your conveyancing, including our fees and third-party costs, such as fees for essential property checks. These third party-fees are known as ‘disbursements’.
With our fixed fee buy to let conveyancing, the price we quote at the start will be the full price that you pay, unless the nature of your instruction changes e.g. we discover the property is leasehold where you had believed it was freehold. In such cases, we will always inform you of any additional costs before any chargeable work is carried out.

We offer competitive fees for matters such as drafting tenancy agreements and dispute resolution. For some matters, we may be able to act on a fixed fee basis, while for others charging on a ‘pay as you go’ basis at a set hourly rate may be more appropriate.

What responsibilities does a landlord have?
Landlords have a number of legal obligations, including to:
- Keep their rental properties safe to occupy
- Make sure there are no health hazards in their properties
- Ensure all gas and electrical equipment is safely installed and properly maintained
- Provide an Energy Performance Certificate (EPC) for the property
- Place tenants’ deposits into a government-approved deposit protection scheme
- Check tenants have the legal right to rent property (for properties in England)
- Provide tenants with a copy of the government’s How to Rent Checklist
- Pay Income Tax on their rental income
- Pay Capital Gains Tax (CGT) on any profit they make from selling a rental property
